Wing Residence

A complex gut renovation of a two story apartment and Mezzanine that required a Landmark permit to renovate the facade.

The clients, who work in the contract interiors industry, had a very hands on approach and requested our help to act as Owner’s representative and complete their design ideas. We collaborated with them appointing an architect of record with previous experience in the building, and completed the design team with a lighting designer and a code consultant. Once the permitting process was approved, we helped the owner with procurement and facilitated the construction supervision.

The East facing facade was fully replaced to allow for a three story curtain wall that floods the apartment with light. The challenge was to solve the existing egress from the cellar public area onto the street while maintaining the privacy of the dwellers; Additionally, a direct entrance to the unit from the street level was added, while a new fence and gate protect the unit from the passerby

Inside, the three levels are strategically laid out to allow for an intense public program, keeping the Master bedroom/bathroom packed on the back of the unit. Two levels of pasarells make horizontal connections between East and West areas of the space and allow for a long millwork unit that also facilitates the building systems to service the apartment. Existing elements like the brick and reclaimed wood beams have softened the fully loaded steel beams to create and industrial look of the original “live/work” quality of the original use of the building.
